Design Comments
This home was designed with informal living in mind, maximizing the indoor/outdoor relationship. The plan also explores some alternate design solutions. The main Grand Living Area of the house with its high ceiling and abundance of windows floods the space with natural light. The transparency of this space ties the front courtyard and rear yard, visually expanding the interior in two directions. The design also has a covered front porch and a trellis in the rear that will assist in keeping the interior space shaded in the summer months. To promote outdoor entertaining and provide a focal point a fireplace is located in the semi-private front courtyard.
Based on various studies a new trend for His and Her Master Bedrooms is emerging. This plan addresses that small but growing trend by providing two identical master bedrooms with private vanities and a shared tub/shower room. As an alternative, the secondary master bedroom and vanity can be modified to function as a separate bedroom with a private bath.
Another design feature of the plan is built-in storage space. Between the windows facing the front couryard, this plan has two storage closets and full-height storage/bookshelves. Additionally, built-in storage can be found in both vanities, the tub/shower room and in the laundry/mud room.

Option Packages Included
In addition to the standard design package you will receive Optional plans for a Flex Room, a Third Bedroom with private bath, an Office with private entry, and a Screen Porch. This all inclusive package allows you to build one of the options immediately or in the future. Should you never add the extra room and sell your home you can use the room plans as a selling tool (Note: home should be sited within property setbacks to include area for room addition).

Design Comments
Should you select to go with His and Her Master bedrooms you may find the need for an additional bedroom. The Third Bedroom option can serve as a child’s bedroom, a guest bedroom or a bedroom for an elderly parent. The bedroom has its own private bath and also has close proximity to the rear yard.

Design Comments
In those regions where insects are a nuisance the Screen Porch option allows you to enjoy the outdoors without uninvited guests. The twelve foot high ceiling in this design makes the space feel more open and less defined. The screen porch includes a fireplace that provides an alternative locaton (and insect free) space from that of the front courtyard fireplace.
